because we need to solve this - GHSA-2p57-rm9w-gvfp
alternatives mentioned here weren't useful - Security Advisory: NPM ip package still incorrectly identifies some private IP addresses as public indutny/node-ip#150
address.ip() will be undefined only if the none of the system's interfaces have ipv4 address. Which seems highly unlikely, hence asserted non-null
